Why the pond comes up at every summer meeting
Most community ponds are stormwater retention ponds. They were built to hold runoff, not to look good, and nothing about the way they are fed works in your favour.
Runoff keeps feeding it
The pond collects runoff carrying lawn fertilizer and road sediment. That is a nutrient supply arriving with every storm, and it is what algae grows on.
Green water and resident complaints
Still, shallow, nutrient-loaded water goes green fast, and residents who look at it from their balconies write to the board about it every summer.
Odour and bottom muck
Water that sits without circulation loses oxygen at the bottom, muck builds up, and the smell carries to whichever units back onto the water.
Aeration is the long-term fix. Moving and oxygenating the water suppresses algae growth, reduces bottom muck and keeps the pond healthy. The reason it passes at a board meeting, though, is usually the other half of the argument: run that same equipment as a fountain and the liability at the back of the property becomes an amenity residents point at — lit at dusk, visible from the units that face it, and part of what the community looks like.
Three facts decide almost everything

Surface area
Roughly how big the water is, in acres or in feet by feet. This sets horsepower and how many units the pond needs.
Average depth
Decides whether a surface unit or bottom diffused aeration is the right approach, and how much of the water column you will actually turn over.
Distance to power
From the water's edge to the nearest panel, and what service is there — 120V, 240V or three-phase. This sets cord length and panel spec.
